12 MARKET OVERVIEW Maui is the second largest island in Hawaii and lies midway between Oahu and the Big Island of Hawaii. The island is often called the Valley Isle because of its valley-like central isthmus stretching between two mountain masses. 14 RETAIL MARKET OVERVIEW The West Maui market includes retail centers in Lahaina, Kaanapali, Napili, and Kapalua, and the historic Front Street shopping district. Resort retail is prevalent in this area because of the location and can be impacted by large movements in visitor arrival numbers. While the vacancy rate for this market has increased from historical average vacancy rates of between 6.0% and 7.0%, vacancy on Front Street in Lahaina town is very rare. Average asking retail rents in the West Maui market are the highest on the island and have steadily increased since 2012 closer to peak rents experienced in the last boom cycle in the $4.20 to $4.50 psf/mo range. Front Street rates are considerably higher, averaging in the $ $15.00 psf/mo range with the best locations going for $ $25.00 psf/month. 16 INVESTMENT MARKET Hawaii commercial real estate investment sales have trended with mainland U.S. activity. Over the past 5 years, total annual sales volume (for transactions over $1 million) have ranged from $3.08 billion to a record $4.57 billion. About half of the $3.08 billion in total sales volume was attributed to transactions priced over $50 million. In 2017, there was $496 million of investment sales on Maui with retail sales accounting for about 13% ($64.6 million) of the total volume. Market fundamentals still appear supportive of a continuation in healthy real estate investment activity as mid-year 2018 sales volume established a new, six-month record of $3.09 billion. While mega deals dominate sales volume, the majority of sales transactions (83%) were for properties priced under $10 million. A positive outlook remains for Hawaii s economy and commercial real estate market with continued low unemployment rates, and healthy tourism arrivals, visitor expenditures and retail sales.
