Project Summary BACKGROUND: The applicant, Tharie Karavitis, requests approval of two (2) replacement sign panels in the existing box sign cabinets above two (2) tenant spaces in the Mansard Square shopping center. The proposed panels on the left side of the tenant space would measure 14.0 inches by 96.0 inches and include a white background and 12.1-inch navy Thairapy TK lettering. The proposed panel on the right side of the tenant space would measure 14.0 inches by 96.0 inches and include a white background and 10.6-inch salon spa lettering. Appearance Commission Review APPEARANCE PLAN COMMENTS: Staff comments after evaluating the proposal for compliance with the Appearance Plan: Sign Criteria from Appearance Plan: Compatibility with building architecture Compatibility with signs on adjoining buildings Harmony with surrounding landscape Good scale in relationship to surroundings Use of harmonious colors Staff comments: o Other panels in the center previously included white backgrounds with green lettering. The Appearance Commission has recently permitted tenants corporate colors to be used on panel replacements with a white background. Five (5) panels in the center have been replaced and are now compliant with the Design Guidelines with seven (7) panels have yet to be replaced. o The petitioner shall furnish material and color samples of all proposed signage for review by the Appearance Commission. o Several tenant panels within the center have been installed without a permit including the Jake s Pizza and Glenview Vacuum panels. Compliance action on these panels is being undertaken separately and unrelated to the current request. POTENTIAL NEIGHBORHOOD IMPACTS: The proposed sign is located along a retail corridor and is not expected to have any negative impacts upon the adjacent properties. 5
