We have observed the standard ofcare generallyexercisedbythe professionundersimilarcircumstancesandconditionsto complete this report. Mold spores are common in indoor environments. It is not the presence of molds in indoor air that is cause for concern. However, the amplification and dissemination of fungal spores in elevated levels can decrease indoor air quality and lead to adverse health effects. On the following page, are the samples taken along with any observations and/or suggestions. Based on observations, there was evidence of small areas of water damage. The lab results indicate the air samples to be slightly elevated. This house was vacant during the inspection. The indoor air quality evaluation observations and testing results detailed in this report are for a single sampling episode. Any changes in ambient conditions may have an effect on future conditions. Moisture control is the key to mold control. We reserve the right to amend or modify our stated opinions and conclusion if additional discovery material is provided or otherwise obtained. _uuu. Analyses of the laboratory samples taken along with observations and/or suggestions are as follows: Air Samples Swab Samples A 1 Outside. Sample taken outside for comparison. A2 Kitchen/Living. Lab results show counts of several types of mold,with some being higher than the outside counts. The overall count is lower than the outside count. A3 Hall @ Bedrooms. Lab results show counts of several types of mold, with some being higher than the outside counts. The overall count is much lower than the outside count. S1 Kitchen sink shelf. This is the shelf below the kitchen sink. Lab results indicate a "None Detected" of spores in the sample taken. General Recommendations and/or Observations. Inspected areas throughout the house. The house was vacant and considered in fairly clean housekeeping condition, but with a strong pet urine odor.. Walls were checked around plumbing fixtures, windows and other possible moisture sources using a moisture meter and all readings were normal.. Kitchen The shelf below the sink showed signs of a minor drip. 0 Recommendcleaning& sanitizingthe shelfbelowthe sink. 0 Recommendcleaningaroundthe perimeterof thewindowandsill.. Living Dirt/debris around the edge of the window. 0 Recommendcleaningaroundtheperimeterof thewindowandsill.. Hallway Swollen baseboard backing the Master tub/shower. Moisture readings were normal, but this is potentially a leak from the master tub/shower. 0 Recommendremovingthe baseandsheetrockto a heightof 4'. Thiswill allow for further inspection of this area to determine the source of the moisture.. Two Bedroom's New windows have been installed. 0 Recommendcaulkingaroundbothwindows.. Master Bedroom Dirt/debris around the edge of the window and water spots on the sill. 0 Recommendremoving& replacingthe caulkandcleaningaroundthe perimeter of the window and sill.. Master Bath Appears to be o.k., but as noted above in the hallway, there is a potential leak from the tub/shower area.. Overall The elevated air counts appear to be from the carpeting.
