2 INVESTMENT OVERVIEW The subject property is a 14,996 square foot Walgreens in Little Rock, Arkansas. Walgreens signed a corporate backed 75-year absolute net lease which commenced in 2012 leaving approximately 20.5 years remaining before the first termination option. Walgreens has the option to terminate the lease every five years after the 25 th lease year. Walgreen, Co., which is publicly traded on the New York Stock Exchange under the ticker symbol WAG, has a current BBB credit rating by Standard & Poor s. The property features excellent visibility along Stagecoach Road, a major city thoroughfare which connects all the way to the University of Arkansas at Little Rock (approximately 27,000 Students) with approximately 24,000 vehicles per day. The site is easily accessible off Interstate 430. A 325,000- square foot outlet center with approximately 70 stores called the Outlets at Little Rock is just 4 minutes south of the property. Also adjacent is a Bass Pro Shops store which is the only one in Arkansas. Little Rock is the capital and largest city in Arkansas. The six county Little Rock-North Little Rock- Conway, AR Metropolitan Statistical Area (MSA) is ranked 75th in terms of population in the United States with 724,385 residents according to the 2013 estimate by the United States Census Bureau.[1][3] Little Rock is a cultural, economic, government, and transportation center within Arkansas and the South. 4 Walgreens Completes Acquisition of USA Drug Pharmacy Chain DEERFIELD, Ill., September 17, Walgreen Co. (NYSE: WAG) (NASDAQ: WAG) announced today that it has completed its purchase of a regional drugstore chain in the mid-south region of the United States from Stephen L. LaFrance Holdings, Inc. and members of the LaFrance family. This acquisition expands our business in an important region of the country, said Walgreens President and CEO Greg Wasson. It will provide significant new pharmacy business for us in this region while also enabling us to bring the Walgreens experience to many additional smaller communities where USA Drug has developed strong operational expertise. The transaction includes 144 stores that operate under the USA Drug, Super D Drug, May s Drug, Med-X and Drug Warehouse names located in Arkansas, Kansas, Mississippi, Missouri, New Jersey, Oklahoma and Tennessee. The acquisition also includes corporate offices, a distribution center located in Pine Bluff, Ark., and a wholesale and private brand business, for a total of approximately $438 million subject to adjustment in certain circumstances. The chain recorded sales of $825 million in What is now USA Drug began from a single store I opened in Pine Bluff, Arkansas, in 1968 and has grown to more than 140 stores in seven states, said Stephen L. LaFrance, Chairman and Owner of Stephen L. LaFrance Holdings, Inc. We chose to sell our business to Walgreens not only because it is the premier drugstore company in our industry, but also because Walgreens will continue to provide our customers with the service and products they have come to expect.
