Harbor Pointe Condominium December 2018 4 th Quarter Newsletter Harbor Pointer [Edition 1, Volume 1] GRAND OPENING OF THE NEWLY BUILT MARINA Editor: LCAM -Horvath Plan to attend our official Grand Opening ribbon cutting on as long as construction continues to go as planned DECEMBER 6 th at 1:00 PM. Meet at the gate for the ribbon cutting ceremony and then enjoy a walk on the new Fiber-grate Dock. Refreshments will be served in the clubhouse, please join us there. Irma took out our Marina back on September 11, 2017 and washed away much of our shoreline behind buildings 1 and 3. She packed a wallop to our coast line for sure, but we are back and better than before! Here are some pictures of the dock today. BCI, the structural builder completed their work the end of October, with the Utility contractor expecting to finish up by late-november, and the boat lift contractor will install 5-6 new boat lifts this month. REGULAR BOARD MEETING for Harbor Pointe Condominiums The next (and last) Regular Board Meeting for 2018 calendar year will be on November 28 th at 5:30 PM. Please plan to attend for some important news about some exciting changes for Harbor Pointe! SEE YOU THERE!

TICKETS $5 / per person will be on sale in the Clubhouse December 4 th, 5 th, and 6 th from 4:30 to 6:30 PM As we bidded Shawn a farewell in November with best wishes in his new career in law enforcement - the Florida Highway Patrol school in Tallahassee. We WELCOME ---- Tyler Bledsoe, born and raised in Titusville. He graduated from Astronaut High School and then went on to Keiser University to obtain a degree in Radiology. He worked in this field briefly before branching out into other areas of interest and work. His Mom, who some of you may know, is a (local) professional artist Julie Bledsoe. Tyler is also a handy man who enjoys repairing and fixing things. SUMMARY of the recent Garage Inspections An Initial Assessment of the State of the Garages Because of ongoing Owner Concerns about the garages and the use or misuse thereof, the Board had Management to do an initial assessment of the State of the Garages at Harbor Pointe, and this is what we found:

Garages in Buildings 3, 5, and 7 Building 3 of 78 total garages there were 5 NO access, 3 with excess electrical use, 8 that a car would not fit in, and 62 where there were no issues or concerns Building 5 of 76 total garages there were 5 NO access, 4 with excess electrical use, 6 that a car would not fit in, and 61 where there were no issues or concerns. Building 7 of 78 total garages there were 9 NO access, 5 with excess electrical use, 9 that a car would not fit in, and 55 where there were no issues or concerns. ------------------------------------------------------------------------------------------------------------------------------------------------------------------- NO Access = was due to a bad key or broken / damaged lock not working. WE WILL NEED TO GAIN ACCESS TO THESE 19 units. Excess Electrical Use = meant a refrigerator or freezer, dehumidifier or fans, or an electric golf cart was/is plugged in. OWNERS WILL NEED TO BE NOTIFIED TO REMOVE THESE ITEMS ACCORDING TO THE CONDO RULES for these 12 garages. Car Won t Fit 23 garages are full of stuff, golf cart or jet skis / kayaks, trailers and motorcycles. GARAGES ARE NOT FOR STORAGE THEY SHOULD BE ABLE TO FIT YOUR VEHICLE INTO THEM! With the Board s direction, Management will take steps to correct these violations and notify the offending parties. Having a clean garage to park one of your vehicles in is paramount to being a good neighbor here (since we have limited parking in front of the towers for the Residents) as well as having a garage that does not draw excessive power, since the power for the garages is paid by the Condo Association on behalf of all the Owners at Harbor Pointe.

MONTHLY BREAKFAST at HP Meet your neighbors, discuss what is happening in the community, and enjoy a great breakfast. Coffee, food, and conversation it's a great way to start your weekend! Please bring a food item to share or make a small $ donation. (There s always plenty of food so come even if you can t bring something!) 9:30-11:00 a.m. Saturday, Nov. 17th in the Clubhouse Join us for the Activities Committee Breakfast! Breakfasts are held on the 3rd Saturday of the month January-May and September-November. The Activities Committee is a volunteer organization that seeks to promote friendship and a sense of community among the residents. It operates solely through donations and event ticket sales.
