Sometime this month you will receive your dues payment coupons. You will note there is a raise of $31 a quarter. This increase is due to the fact that in past years, the dues were not raised enough to render our reserves solvent. In 2010, a study was done which showed what expenses we would incur in ensuing years. At that time, the reserves were not up to par, but nothing was done to bring them up. In order not to burden you with costly assessments in the near future, it was felt that we had to raise the dues within the limits of our documents. We are still the least expensive community in the area and beyond. Wishing you a Happy Chanukah, Merry Christmas and Happy New Year! L Looking for Residents to Serve on the Inspection Review Board (WE NEED YOU!) Inspections of properties are being conducted by the Non-compliance Committee. Once inspections have been made and the property is found to be in violation, a notice will be sent to the owner. If the issue is not addressed in a timely manner, the HOA Board of Directors will determine if the owner will be fined OR the notice sent to the HOA s attorney. If the property owner feels the need to appeal the decision, he/she will appear before the Review Board at a hearing. The Review Board will determine whether to uphold the penalty OR give relief to the property owner. If you feel you would like to serve on the Review Board, please contact, Arlene Stropoli at 561-966-0495. Those in attendance at the Anniversary Celebration on November 12 th, enjoyed delectable goodies including hors d oeuvres, drinks, coffee and cake. In addition, a brief history of the community was presented by Jean Pasqua. Many residents past and present were there. Everyone enjoyed reminiscing and getting to know new neighbors. Let s hope for another 40 years of a thriving community!
