It is located 25 miles south of Portland in the Willamette Valley, surrounded by some of the best soils in the state. The area boasts an enviable banana belt climate in the Portland Metropolitan region with warm and dry summers, mild winters and long growing season. Since 2002, the city has operated its own bus system, Canby Area Transit (CAT). The service connects with the Portland area's TriMet at the Oregon City Transit Center and with the Salem-Keizer Transit (Cherriots) bus system in Woodburn. Canby is also served by one route of South Metro Area Regional Transit (SMART), the bus division of the City of Wilsonville. The local economy is diverse and thriving. A sophisticated nursery industry surrounds Canby with a well-deserved reputation of high quality dahlias, tulips, perennials, shrubs and trees that are sold nationwide. There is a strong manufacturing base of small to mid-sized companies focused on precision metals, high tech, and testing equipment sold nationally and internationally. Major employers include Johnson Controls, Pioneer Pump, Shimadzu USA, Kendall Floral, Milwaukie Electronics, JV Northwest, SR Smith, American Steel, Package Containers, OBC Northwest. The expanded Façade Improvement Program partners with property owners and businesses to spruce up their exterior. This partnership will help the Canby Business District revitalize and become more inviting to customers and residents. Eligible businesses must be located within the blue boundary to the right. The enhanced Façade Improvement Program now offers: Grants of up to $1,500 to help develop a design $1,500 toward funding construction documents 50% in matching grants of up to $25,000 for façade improvement construction. 10 VERTICAL HOUSING PROGRAM PARSONS PHARMACY RETAIL REDEVELOPMENT CANBY, OREGON Overview The 2005 Legislature passed legislation moving the Vertical Housing Program from Oregon Economic and Community Development Department (OECDD) to Oregon Housing and Community Services (OHCS) beginning in November The purpose of the Program is to encourage investment in and rehabilitation of properties in targeted areas of a city or community, to augment the availability of appropriate housing, and to revitalize communities. The program encourages mixed-use developments that contain both non-residential and residential uses in areas (zones) designated by local jurisdictions. The residential portion may be for market rate or lower income households. Eligible projects receive a partial property tax exemption which varies with the number of "Equalized Floors" in a project, with a maximum property tax exemption of 80 percent over a 10 year term. An additional partial property tax exemption on the land may be given if some or all of the residential housing is for low-income persons (80 percent of area median income or below). Eligibility Requirements / Zones An eligible zone is any area that meets the criteria for a Vertical Housing Zone which has been designated by the local jurisdiction and has been approved by OHCS. Any project that has made application to and has been approved by the OHCS may receive a partial tax exemption as determined by the number of Equalized Floors for a maximum of 10 years. The tax exemption will be based on the number of Equalized Floors as determined by the total square footage divided by the number of actual floors of the project that are at least 500 square feet per floor. Equalized floors will be rounded down to the nearest whole number (e.g., any eq Application / Charge The application can be accessed via the OHCS Web site.
