This has been a busy and productive summer. I think you snowbirds will recognize a big improvement in the look of our neighborhood since you were here last. First of all, we have had Ryan s Tree Service trim all of our hardwood trees earlier this summer. This was a major trimming to, among other things, achieve much needed clearance between our over 155 hardwood trees and our roofs and other trees. Ryan has recently finished trimming our over 400 palm trees with the same goals in mind. From now on, we will be having both our hardwoods and our palms trimmed each and every year. We are also working very closely with a new account manager, Nick Frey, from our landscape service, Estate Landscaping, to catch up on a lot of landscape work that has been neglected recently. We are encouraged with Mr. Frey s enthusiasm and hope that he will go a long way toward improving their service to our community. Championship Circle has been milled and repaved giving that roadway a nice face-lift. Another new addition for us is Brett Rudland, our new CAM at Tropical Isles, our management company. Brett is young and very enthusiastic, with a hands-on approach to serving our community. Fourth Quarter, 2013 The biggest thing I d like to make sure you are aware of is our new Website. Anne Soter, your Vice President has been pushing strongly for this all year. With the tireless help of Terry Butler, our resident Webmaster, we have something that we all think will be extremely helpful to everyone. I won t go into too much detail, but there are a few things I d like to point out. First of all, the URL is: Next I d like to encourage everyone to visit the website regularly, as we will be updating and adding content continually. There are two important pages I would like to mention. First is the Documents page, where the most important things are two versions of our Docs for your reference. The other important page is the FAQ page, where there are two FAQ (Frequently Asked Questions) documents. One refers to the Website itself and the other refers to our Community in general. There is some very good information on these two documents. The last thing I want to mention is that if you can t find what you want on the Website, go to the Contact Us page for information on how to contact a Board or Committee member. Anne also has some Community get togethers planned for this winter. You can get more information on these inside this newsletter. Happy reading! 2 Page 2 The Villas at Gateway Greens Fourth Quarter,, 2013 Important Notice Regarding the Villas Docs At the time of your closing you should have been given a copy of the Declaration of Covenants, Conditions and Restrictions and the Bylaws for the Villas at Gateway Greens (aka, Docs ) from your lawyer, realtor or the previous homeowner. If you do not have these Docs or would like an updated copy, you can find them on our website, on the county s website or you can request a copy from our management company ($125 cost). PLEASE MAKE SURE YOU READ THE DOCS THOR- OUGHLY! We live in a DEED RE- STRICTED COMMUNITY governed by these Docs. Before you make any changes to the outside of your home or property, you must obtain approval for the project from your Villa Homeowners Association s Design Review Committee (DRC) and possibly the Gateway Greens Community Association s DRC. You may contact Anne Soter for the necessary application forms or with any questions you may have. If you choose to RENT your Villa, we encourage you again to read the Docs before signing a lease. Renters must also comply with the deed restrictions. For example, no commercial vehicles may be kept on the property and renters are NOT allowed to have pets. The Docs also have enforcement provisions. You and your renter(s) could possibly be subject to enforcement including assessment of fines, as determined by the Villa Board of Directors for non-compliance with the various deed restrictions contained in the Docs. We are providing this note to help you be aware and avoid any issues or misunderstanding in regard to the deed restrictions. Thank you for understanding and honoring the rules which help us preserve the quality and beauty of our neighborhood. We hope you will truly enjoy being a part of the Villas community. For those of you who might not know, Mary and Harley have sold their Gateway Villa and moved to Pelican Preserve. New Villas Treasurer The VGG Board is pleased to announce the appointment of Ray Lowery to fill a current Board vacancy of a one year term ending at the upcoming Annual Meeting. Ray has served in positions such as City Planner, Urban Planner, Public Finance Manager, Financial Vice President and more. We feel that his very strong financial background will be extremely appropriate to fill the vacant Treasurer position on the Board.

4 Page 4 The Villas at Gateway Greens Fourth Quarter, 2013 Mailbox Maintenance WELCOME We would like to thank Harley Mills for his efforts over the past several years in maintaining our mailboxes in good cosmetic and working order. We are all sorry to see Harley and Mary sell their villa and move away from our neighborhood. We wish them all the best. We are pleased to announce that fellow villa owner, Chris Broder, has agreed to pick up the mailbox maintenance where Harley left off. Chris is a very handy guy, and we are sure that he will do a great job.
