Time: Approximately 2 hours Result: Utilized sketches and discussed alternative designs or improvements. The rear of the project was reworked, additional parking was added, all ZAB preview and DRC preview issues were discussed. Meeting #2 Date: Monday, March 27, 2017 (6PM) Invitees: Same as above.

Time: Approximately 2.5 hours Action: The design team s revisions were discussed. Neighbors/stakeholders had specific design critiques to discuss along with a list of questions (see below I-IV) that were presented in PDF form. The list of questions were addressed point by point by the Design team. Negotiations continued and the relationship improved resulting in another revision to the Design. The group also discussed 1717 University and 1709 University working together to create an open breezeway between the two properties creating a pedestrian zone and linking the commercial. I. Parking and Driveway Access II. Mass and Shading III. Privacy Issues IV. Ground Floor Use Meeting #3 Date: Wednesday, May 10, 2017 (6PM) Invitees: Same as above. Attendees: Bob Campbell, John Sloan, Robert Browning, Judy Stamps, Nelia White, Matthew Fialho (Owner/Developer), Evan Jones (Architect). Time: Approximately 1.5 hours Action: The revised design was released to the stakeholders ahead of the meeting. The group went over specific details regarding prior questions. The design was generally satisfactory to the group and next steps were discussed regarding DRC and ZAB.

If you have compiled written comments those would be great to see. In the draft revision you'll see we've addressed the group's concerns as well as ZAB and DRC. In Evan's cover last week regarding the draft revisions we've (i) stepped the building in the rear, reducing the concentration of the mass in the front; (ii) contemplated the future possibility of incorporating a pedestrian pathway between 1717 University and the Redfern Building and; (iii) detailed a driveway plan to incorporate reciprocal access to the McGee border property utilizing an easement. Or alternatively a driveway plan that could be reworked should the RedFern Building option come to fruition. <Note that we have been in contact with Mr. Navid to discuss providing his single-family home tenants an easement to 1717's driveway (vice versa) so that they can properly park off-street. We hope you like the revisions and we feel that the project really improved as a result of our collective work. When we next meet we'd greatly appreciate it if you take the view that we are on the same team and are all equally vested in the success of the community. We are thinking long-term, sustainable and strategic in helping build the neighborhood. We would really like to move forward with your full support. That said, is it possible to schedule a meeting for next week at your earliest convenience. Please advise as to your schedule and we will do our best to work around you. We will meet at the same place Evan's/Assembly office at 1701 MLK Jr. Way and would target 5-6PM as a start if possible. Thank you for your cooperation. As I stated in my sent at about 4:00 pm this past Friday, we will not meet and confer with you until we have had a reasonable opportunity to discuss the revisions among ourselves, which I hope we can accomplish by the end of this week. I will let you know when we are ready and I will forward our written comments to you before such meeting. Several stakeholders attended. We had a long meeting but some very fruitful compromises were made and consensus crafted to produce a superior design than we had originally created. Thank you to those whose positive impact greatly improved the design. As a group we tried to best address every concern brought up in ZAB and DRC while maintaining an environmentally sustainable approach to development and the foremost consideration of the community. We want to reiterate that this project is meant to be accretive to the neighborhood where we can all enjoy the energy that it will bring. We hope when presented you all like it and support. That said we are targeting a meeting for next week the evening of either Thursday March 23rd (6 7PM) or Friday March 24th (5 6PM). We will send out screen shots and plans as soon as available and ready. Evan is traveling again this week so please be considerate. We will send prior to the meeting.
