Undr th Las and Managmnt Agrmnt, th District xcutd an intrim grazing licns for th Appl Orchard with a local ranchr. Sinc Dcmbr 2013, th District, has implmntd various rsourc protction projcts and compltd ranch infrastructur improvmnts including watr systm upgrads, road rpairs, and fncing. In July 2014, th District dvlopd an vnt Cntr Facilitis Us Agrmnt and f structur whn prmitting us of th vnt Cntr for qustrian and livstoc trainings or clinics, and agricultural and nvironmntal ducation vnts. Land Us: Th San Mato County Gnral Plan Land Us dsignation for all parcls associatd with th purchas is Opn Spac-Rural. All parcls ar zond RM (Rsourc Managmnt District. 2 Prior to purchas of ths proprtis by POST, th proprtis wr part of th largr complx of coastal ranchland proprtis nown as th Driscoll Ranch Proprtis. In 2002, 3680 acrs of th Driscoll Ranch Proprtis was purchasd by POST and thn acquird by th District in Th District ddicatd th proprty as prmannt parland and includd it in th La Honda Opn Spac Prsrv. A Mastr Plan and Mitigatd Ngativ Dclaration for th xpandd Prsrv was approvd by th District s Board of Dirctors in August Th proprtis proposd for purchas compris rmaindr portions of th Driscoll Ranch holdings. Th Appl Orchard is coastal ranchland, grazd by an adjacnt landownr undr an intrim grazing licns with th District. Th proprty includs a vacant rsidnc in fair condition that was prviously usd sasonally by th formr ownr, opn barn, outbuildings, livstoc watring troughs, and th rmnants of a small appl orchard. Th proprty has two sasonal accss points from a public right-of-way: on from La Honda Road that rquirs fording of San Grgorio, and a scond accss from Sars Ranch Road in th Town of La Honda. Th intrim grazing tnant also has accss to th proprty from his adjoining ranch. Th vnt Cntr contains a pastur, svral fncd corrals, two hors barns, storag garag, small offic building, arna, round pn, and rodo stands. Accss is from La Honda Road. Th vnt Cntr is an opn and lvl sit, locatd paralll to La Honda Road and bordrd by San Grgorio. Th San Grgorio riparian corridor is dnsly woodd with a mixtur of oa, bays, aldrs, firs and rdwoods. Th District has installd wildlif-frindly fncing approximatly 100 ft from th cr ban. Th land around th La Honda Road Rsidnc is opn grassland, on a ris ovrlooing th vnt Cntr and La Honda Road. Du to its lvation abov th road, it njoys good viws of th Prsrv and surrounding San Grgorio watrshd. Th Riparian Consrvation asmnt ara on San Grgorio supports an stablishd riparian habitat consisting of an ovrstory of rdwoods, liv oas, mapls, bays, aldrs, willows, and bucys and an undrstory of frns, moss, sdgs, blacbrris, grasss, vins and woody shrubs.

3 Rsourcs: Th upland aras of th Appl Orchard and th La Honda Road rsidnc contain annual grasslands and coastal chaparral. Sasonal drainags support oa woodland and mixd vrgrn forsts. Aras adjacnt to San Grgorio at th vnt Cntr and th ara considrd for th Riparian Consrvation asmnt support significant amounts of woody riparian habitat and spcis divrsity. Th vnt Cntr aras outsid of th riparian zon ar primarily pastur. Dns roadsid vgtation scrns viws of th vnt Cntr from La Honda Road. Th proprtis provid varid habitat for wildlif, including mountain lions, dr, coyots, and bobcats. A wid varity of birds frqunt this landscap, including raptors such as Goldn agls, rd taild haws, Coopr s haws, whit taild it, prgrin falcon, sharp-shinnd haws and many songbirds. Aquatic spcis such as Stlhad and Coho salmon inhabit San Grgorio. Hydrology: Th Appl Orchard, vnt Cntr, and ara of th Riparian Consrvation asmnt possss significant riparian and watrshd protction valus for San Grgorio and for th gratr San Grgorio Watrshd. Th Appl Orchard includs a tributary and svral springs that flow into San Grgorio. NXT STPS nvironmntal Rviw: nvironmntal rviw of th purchas is undrway in complianc with th California nvironmntal Quality Act (CQA. Futur Planning Considrations: As part of th implmntation of th Prsrv Mastr Plan, th District anticipats construction of two nw staging aras and trails systms in th Prsrv within th nxt two to thr yars, whrby prviously closd aras of th Prsrv will b opnd to nw visitors. Aftr th nw staging aras and trails ar in us, th District will compil information on th us pattrns of th Prsrv, including typ and frquncy of vnts at th vnt Cntr. Th District will thn dtrmin if furthr sit planning for oprating th vnt Cntr for agricultur, ranching and nvironmntal ducation vnts is warrantd. As part of any subsqunt planning for long trm uss on th sit, th District may considr othr possibl uss such as public staging and trail us to intgrat th vnt Cntr into th Prsrv, District nds for additional facilitis or fild patrol offic in th Coastsid ara, and additional natural rsourc protction of San Grgorio fishris.
