2 Th Existing Sit & Background Sunningdal Park is a privat stat with hotl, hospitality and confrnc srvics that, coupld with on-sit woodlands, dfin th boundary to a larg opn parkland. Sunningdal Park is in a rsidntial ara on th dg of Sunningdal. It is bound by Larch vnu to th wst, Silwood Road to th north ast, Station Road to th ast and a rsidntial ara to th south. Th sit also contains a Grad II listd mansion, various collg and hotl / confrnc buildings, and ancillary buildings st within th parkland. Th whol sit falls within th Grn Blt, howvr, th land us to th wstrn fring of th sit (along Larch vnu) is an ara that has bn allocatd by RBWM as a Major Dvlopd Sit in th Grn Blt and is prviously dvlopd land. It is undrstood that this prvious hous was rctd in this location in 1785 and latr rmodlld btwn 1855 and Many of th rmaining Victorian buildings within th sit ar contmporary to this hous. This ara dfins th dvlopmnt nvlop of th Major Dvlopd Sit (MDS) but also forms a larg part of Larch vnu s strt-scap. Th xisting sit is charactrisd by a swath of built form and hard-standing along th highr ground running along Larch vnu. Byond this, cot Hous stands proud ovrlooking th parkland. Within th parkland nstld clustrs of dvlopmnt includ a walld gardn and a numbr of othr cottags. lthough th sit is not locatd within th Consrvation ra, it dos howvr fall within th Grn Blt; with parts sitting within th listd park and gardns including cot Hous and its plasur grounds. Drawing inspiration from th historic buildings on sit and narby proprtis outsid th sit, thy will b constructd with carful dtailing and a harmonious paltt of high-quality matrials brick, clay tils, trracotta and zinc. Our proposals build upon th sit s hritag as an ducational institution with th dsign of a sris of traditional collg styl buildings. B W ar proposing a Victorian Gothic styl of architctur to rflct th hritag of th original Victorian buildings, with th most prominnt of ths buildings ovrlooking th landscapd parkland as would b common in collg buildings of this priod. Existing Charactr Th walls of th Walld Gardn ar likly to b th only rmaining lmnts within th sit which dat to around th tim of th original hous - around th lat 18th cntury. Howvr, thy hav bn addd to with singl story xtnsions, nw ntrancs, and buttrsss which ar mor likly to dat to th lat 19th cntury. Som of ths buildings ar now currntly drlict. Th walls ar constructd from rd brick with tild roof additions and a timbr orangry in part along sctions of th wall. To th astrn cornr of th sit sits a sris of cottags in poor condition which front in to th sit, crating an inactiv strt-facing lvation. Th cottags ar datd to th lat 19th cntury, built from rd brick with a slat roof. From rsarch in to th history of th sit, plans show that an orchard onc stood in this part of th sit. Th xisting wall to th north of th gardn is usd as th basis for a sris of nw dwllings formd by th rinstatmnt of th xisting lan-to structurs on th outr fac and nw lan-to buildings to th innr fac, mulating th xisting orangry buildings. Our proposal is to rinstat and opn up th parkland and woodland walk to th public. W will crat a sris of distinct charactr aras such as th formal lawns, madows and woodland. Formal and informal footpaths will mandr through th spacs crating an intrsting walk. Silwood Ro ad Th intntion is to provid on-sit Suitabl ltrnativ Natural Grnspac () to nabl dlivry of th dvlopmnt. W will work closly with both th Council and Natural England to mt thir rquirmnts and to provid public accss to this Country Park which will b a planning bnfit offrd as part of th widr planning packag. Each rsidnt of th nw dvlopmnt will contribut to th Estat Managmnt cost to nsur th long trm lgacy of th sit is rtaind. Th park is plantd with many scattrd trs as singls and clumps, with a block of woodland occupying high ground at th south ast cornr byond th farm. Station Road Th park occupis undulating ground, but gnrally riss up to th wst and south of cot Gardns, its highst opn aras ovrlooking th hous and plasur grounds and njoying xtnsiv viws ast and north ast towards Coworth Park and th hillsid byond.
